Getting good quotes
Get at least two or three quotes, give each tradesperson the same description, and ask for a written, itemised quote that says what's included: materials, waste removal, making good and any certificates (for example electrical or gas work). Check reviews and ask to see recent work.
Building regulations and planning
Many projects need building regulations approval even when they don't need planning permission, especially extensions, loft conversions, structural changes, and electrical or gas work. Your builder should handle this or tell you who will. Check the Planning Portal for the rules on your type of project.
Buying materials
Some homeowners supply materials themselves to keep costs down. Builders' merchants such as Travis Perkins sell timber, plaster, paint, tiles and kitchen and bathroom ranges, often with delivery to site. Check with your tradesperson first, as many prefer to source their own.
Furnishing the finished room
Once the work is done, Cheap Furniture Warehouse sells sofas, beds, dining sets and storage at budget prices with UK delivery.

Frequently asked questions
How many quotes should I get?
Two or three is usually enough to compare price, timescale and what's included. Make sure every quote is for the same job.
Do I need planning permission?
Many internal renovations don't, but extensions, loft conversions with dormers and changes to listed buildings often do. Building regulations approval is needed for more projects than planning permission. Check the Planning Portal.
Should I pay a deposit?
Small deposits for ordering materials are common. Avoid paying large sums upfront, and agree staged payments tied to finished work.
Can I buy my own materials?
Yes, but agree it with your tradesperson first. They may not guarantee work done with materials they didn't choose.
Is this service free?
Yes. Sending an enquiry is free and there is no obligation to go ahead.
